An Owner’s Title Insurance Policy insures you against claims against the property due to incidents that have occurred under previous ownership. Similar to an Owner’s Title Insurance, Lender’s Title Insurance protects the lender from prior unresolved events. A lender must have the assurance that their mortgage has lien priority and that there are no title defects. We work alongside the underwriter to verify a clear title.

We specialize in working with lenders and builders to make certain the process is as smooth and efficient as possible. Since the home is not yet complete, we work with lenders to update the title information as the house is being built. As progress is made, we increase the title coverage as the value of the home rises. Our goal is to let your focus be on the details of your new build—not overwhelmed with paperwork!
We work hard to resolve title issues with little to no disruption to the transaction. If issues do arise, we immediately begin researching the most efficient ways to resolve them. When possible, we settle the issue without involving the seller so as not to add any additional stress to the moving process. When the seller’s assistance is needed, we clearly communicate the issue to the seller and their realtor—outlining a plan to correct it. Our top priority is making sure the entire process is as simple and straightforward as possible for the buyer and seller.

The party that pays for the title policy will select the Closing Agent. In Central Florida, this is almost always the seller.
We work with realtors and clients to come to an agreement on a time and date that works for all. We often meet in our office, but we also have the flexibility to come to you.
Once you’ve decided on a closing agent, we will coordinate with all parties involved to examine the title to determine what is needed for closing. We will finalize figures and prepare closing documents while you sit back and relax. After all the proper documentation is complete, we will schedule a convenient time for you to sign and close!
